Welcome to JP Home Stay
These Terms and Conditions govern your reservation and stay at JP Home Stay located at 36 Waterfield Drive, Nuwara Eliya, Sri Lanka, and your use of our website www.jphomestayne.com.
By making a reservation, accessing our website, or staying at our property, you agree to comply with and be bound by these Terms and Conditions. Please read them carefully before booking. If you do not agree with these terms, please do not make a reservation or use our services.
GENERAL INFORMATION
About JP Home Stay
JP Home Stay is a family-run homestay operated by JP (Jai Prakash Muthu Jeyaprakash) and his wife Loga. We provide accommodation, meals, and hospitality services to guests visiting Nuwara Eliya, Sri Lanka.

RESERVATIONS AND BOOKINGS
How to Make a Reservation
Reservations can be made through our website, by email, by phone or WhatsApp, through booking platforms such as Booking.com or Airbnb, or through authorized travel agents.
Booking Confirmation
Your reservation is confirmed only after you receive written confirmation from us via email or WhatsApp. A confirmed reservation constitutes a binding contract between you and JP Home Stay.
Your confirmation will include: Guest name and contact details, check-in and check-out dates, room type and number of guests, total cost and payment terms, special requests if applicable, and our cancellation policy.
Minimum Age Requirement
The primary guest making the reservation must be at least 18 years of age. Guests under 18 must be accompanied by a parent or legal guardian.
Accuracy of Information
You are responsible for providing accurate and complete information when making a reservation including full name as per identification, valid contact details, number of guests, special requests or requirements, and any relevant health or dietary information.
RATES AND PAYMENT
Room Rates
Room rates are quoted in Sri Lankan Rupees (LKR) or US Dollars (USD) and are subject to availability. Rates may vary based on season, room type, length of stay, and promotional offers. Complimentary breakfast is included in all room rates unless otherwise stated.
Payment Methods
We accept the following payment methods: Cash in Sri Lankan Rupees or major foreign currencies, bank transfer to our Sri Lankan bank account, credit and debit cards (subject to availability, please confirm in advance), and mobile payment apps (as available).
Payment Schedule
For direct bookings: A deposit may be required at the time of booking. Full payment is typically due upon arrival or as agreed. For bookings through third-party platforms, payment terms are governed by the platform’s policies.
Deposit
We may require a deposit to secure your reservation, typically 25-50% of the total booking amount. The deposit is non-refundable in case of cancellation within the cancellation period. The remaining balance is due upon check-in or as otherwise agreed.
Additional Charges
Additional charges may apply for extra guests beyond the room capacity, additional meals (lunch and dinner), airport transfers and transportation, tours and activities, laundry services, room service, and damage to property or facilities.
All additional charges must be paid before check-out.
Taxes and Fees
All rates are inclusive of applicable Sri Lankan taxes unless otherwise stated. We will clearly communicate any additional taxes or service charges at the time of booking.
Price Changes
Prices are subject to change without notice. However, once your booking is confirmed and deposit received, the agreed price will be honored for your reservation.
CANCELLATION AND REFUND POLICY
Cancellation by Guest
We understand that plans can change. Our cancellation policy is as follows:
Cancellations made 14 days or more before check-in: Full refund minus processing fees or deposit retained.
Cancellations made 7-13 days before check-in: 50% refund of total booking amount.
Cancellations made less than 7 days before check-in: No refund.
No-shows: No refund.
Please note that cancellation terms may vary during peak seasons such as April and December. Specific terms will be communicated at the time of booking.
How to Cancel
To cancel your reservation, contact us as soon as possible via email at reservations@jphomestayne.com, by phone or WhatsApp at +94 77 970 4298, or through the platform where you made your booking.
Cancellation must be made in writing and confirmed by us.
Modification of Reservations
Changes to your reservation, including dates or room type, are subject to availability. Modifications may incur additional charges or be subject to cancellation fees if the new dates fall within a more expensive period.
Cancellation by JP Home Stay
We reserve the right to cancel your reservation in the following circumstances: Force majeure events such as natural disasters, government restrictions, or unforeseen circumstances beyond our control. Property damage or safety concerns that make accommodation unavailable. Non-payment or fraudulent booking. Violation of our house rules or policies.
In the event we cancel your reservation, you will receive a full refund or be offered alternative dates.
Refund Processing
Approved refunds will be processed within 14-30 business days to the original payment method. Bank transfer refunds may take longer depending on your bank.
CHECK-IN AND CHECK-OUT
Check-in Time
Standard check-in time is 4:00 PM. Early check-in may be available upon request and subject to availability. There is no additional charge for early check-in when available.
If you expect to arrive after 8:00 PM, please inform us in advance to ensure someone is available to welcome you.
Check-out Time
Standard check-out time is 4:00 PM. Late check-out may be available upon request and subject to availability. Late check-out may incur additional charges depending on timing and next bookings.
Check-in Requirements
Upon arrival, you will be required to present valid government-issued photo identification such as passport, national ID card, or driver’s license. We are required by Sri Lankan law to maintain guest registration records.
Guest Registration
All guests must be registered upon check-in. The number of guests must match the number stated in your reservation. Additional guests not registered may be refused accommodation or charged extra.
GUEST CONDUCT AND HOUSE RULES
Respectful Behavior
Guests are expected to behave respectfully toward hosts, staff, other guests, and the property. We maintain a family-friendly environment.
Quiet Hours
Quiet hours are observed from 10:00 PM to 7:00 AM. Please keep noise to a minimum during these hours to respect other guests.
Smoking Policy
Smoking is permitted only in designated outdoor areas. Smoking is strictly prohibited inside rooms, bathrooms, and common indoor areas. Violation may result in cleaning fees.
Alcohol and Substances
Consumption of alcohol is permitted responsibly and in designated areas. Illegal drugs and substances are strictly prohibited. Guests found with illegal substances will be asked to leave immediately without refund.
Visitors and Additional Guests
Registered guests only are allowed in guest rooms. Visitors may be permitted in common areas with prior approval. Overnight visitors must be registered and approved in advance and may incur additional charges.
Pets
We are pet-friendly with prior arrangement and approval. Pet owners are responsible for their pet’s behavior and any damage caused. Additional cleaning fees may apply for pets.
Children
Children are welcome at JP Home Stay. Parents and guardians are responsible for supervising children at all times. Please ensure children respect quiet hours and other guests.
PROPERTY USE AND FACILITIES
Room Occupancy
Rooms have a maximum occupancy limit. Exceeding this limit is not permitted. Additional guests may be accommodated in other rooms subject to availability.
Facility Use
Guests have access to common areas including dining area, garden, terrace, BBQ facilities, and lounge spaces. Facilities should be used responsibly and left clean for other guests.
Guest Property
JP Home Stay is not responsible for loss, theft, or damage to guest belongings. Please secure valuables. We recommend using safe storage or keeping valuables with you.
Damage and Liability
Guests are liable for any damage caused to the property, furnishings, or equipment during their stay. Damage costs will be assessed and charged accordingly. Please report any accidental damage immediately.
Safety and Security
While we maintain secure premises, we cannot guarantee absolute security. Lock your room when leaving. Do not leave valuables unattended. Report any security concerns immediately.
MEALS AND DINING
Breakfast
Complimentary Sri Lankan breakfast is included with all room bookings. Breakfast is served from 7:30 AM to 9:30 AM. Please inform us of any dietary restrictions in advance.
Lunch and Dinner
Lunch and dinner are available on request and charged separately. Please place meal orders at least 4-6 hours in advance. Menu is subject to availability of fresh ingredients.
Dietary Requirements
We accommodate vegetarian, vegan, gluten-free, and allergy-specific requirements. Please inform us of all dietary restrictions when booking.
Outside Food
Guests are generally welcome to bring outside food. However, we encourage you to try our home-cooked meals as this is a highlight of the JP Home Stay experience.
SERVICES AND AMENITIES
Included Services
The following are included in your room rate: complimentary breakfast, free WiFi throughout the property, free on-site parking with valet service, daily housekeeping, fresh towels and linens, access to all common areas and facilities, and 24-hour support from JP and Loga.
Additional Services
The following services are available at additional cost: airport transfers and local transportation, car rental with driver, tour arrangements and activity bookings, lunch and dinner, laundry and ironing services, and special occasion arrangements.
Internet Access
Free WiFi is provided throughout the property. While we strive to maintain consistent internet service, we cannot guarantee uninterrupted connectivity. Internet speed may vary.
Housekeeping
Daily housekeeping is provided. Please display “Do Not Disturb” sign if you prefer not to be disturbed. For extended stays, deep cleaning is provided weekly.
TRANSPORTATION AND TOURS
Airport Transfer
We offer airport shuttle service from Bandaranaike International Airport in Colombo. Transfer must be booked in advance. Cost varies based on vehicle type and time of travel. Journey takes approximately 4-5 hours.
Local Transportation
We can arrange local transportation, car rentals with experienced drivers, and tuk-tuk services. All arrangements must be made in advance.
Tours and Activities
We help arrange tea plantation tours, hiking and trekking expeditions, visits to local attractions, and day trips to Horton Plains and other destinations. Tour costs are separate and payable to tour operators or us as agreed.
Third-Party Services
Transportation and tour services may be provided by third parties. JP Home Stay acts only as an intermediary. We are not liable for services provided by third parties. Confirm all details directly with service providers.
FORCE MAJEURE
Events Beyond Our Control
JP Home Stay shall not be held liable for failure to perform obligations due to circumstances beyond our reasonable control including natural disasters such as floods, earthquakes, or severe weather, government actions, restrictions, or orders, civil unrest, strikes, or labor disputes, pandemics or health emergencies, power outages or utility failures, or any other act of God or force majeure event.
In such events, we will make reasonable efforts to accommodate guests or offer refunds where appropriate.
LIMITATION OF LIABILITY
Our Liability
JP Home Stay’s liability is limited to the total amount paid for your reservation. We are not liable for indirect, incidental, or consequential damages, personal injury or illness unless caused by our negligence, loss or theft of personal belongings, services provided by third parties, delays or cancellations due to circumstances beyond our control, or dissatisfaction with accommodation if it meets the standard described.
Guest Responsibility
Guests are responsible for their own health, safety, and travel insurance. We strongly recommend purchasing comprehensive travel insurance.
INTELLECTUAL PROPERTY
Website Content
All content on www.jphomestayne.com including text, images, photos, logos, and design is the property of JP Home Stay or used with permission. Unauthorized use, reproduction, or distribution is prohibited.
Guest Photos
Photos taken by guests at our property may be used for personal purposes. If you share photos on social media, we appreciate tags and mentions. We may request permission to use guest photos for promotional purposes.
USE OF INFORMATION AND PRIVACY
Privacy
Your use of our services is also governed by our Privacy Policy. Please review our Privacy Policy at www.jphomestayne.com/privacy-policy. We collect and use personal information as described in our Privacy Policy.
Marketing Communications
By booking with us, you consent to receive booking confirmations and updates. You may opt-in to receive promotional emails and special offers. You can unsubscribe from marketing emails at any time.
DISPUTE RESOLUTION
Complaints
If you have any concerns during your stay, please inform JP or Loga immediately so we can address the issue. We are committed to resolving all concerns promptly and fairly.
For complaints after your stay, please contact us at info@jphomestayne.com within 7 days of check-out.
Governing Law
These Terms and Conditions are governed by the laws of Sri Lanka. Any disputes shall be subject to the exclusive jurisdiction of the courts of Sri Lanka.
Mediation
In the event of a dispute, both parties agree to first attempt to resolve the matter through good faith negotiation and mediation before pursuing legal action.
AMENDMENTS AND UPDATES
Changes to Terms
We reserve the right to modify these Terms and Conditions at any time. Updated terms will be posted on our website with a new “Last Updated” date. Continued use of our services after changes constitutes acceptance of updated terms. For existing reservations, terms in effect at the time of booking will apply.
SEVERABILITY
If any provision of these Terms and Conditions is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
ENTIRE AGREEMENT
These Terms and Conditions, together with our Privacy Policy and Cancellation Policy, constitute the entire agreement between you and JP Home Stay regarding your reservation and stay.
